Modular and frame construction are not mutually exclusive. A frame describes the load-bearing structure, while modular construction describes the manufacture of complete three-dimensional units. A modular house can also have a timber frame.
Factory production and on-site assembly
In modular construction, the spatial parts of the house are created in the factory at the agreed stage of completion. They are installed on the grounds and connected to each other. With a frame structure assembled on site, most of the construction work takes place directly on the property.

- The actual range of finishes and equipment.
- Thermal, acoustic and structural parameters.
- Site preparation, foundations and connections.
- Transport of material or finished modules and the need for a crane.
- Overall schedule and terms of acceptance.
Advantages of a modular approach
Production in a controlled environment facilitates continuous inspection and can take place simultaneously with site preparation. Greater in-plant completion rates shorten on-site work. However, the total time is affected by the project, the production capacity and the readiness of the installation.
Transport and installation restrictions
Module dimensions and weight place requirements on the access road, bends, overhead clearance and crane position. Difficult access may affect the cost or suitability of the chosen model. Do not assume that the house can automatically be relocated later.
When to consider on-site framing
Assembling from smaller building elements can offer other options for transport and shape solutions. However, it requires coordination of work on the construction site and adequate protection of the structure under construction. Suitability depends on project, supplier and local conditions.
